*Pool heating is NOW available! *Pool can be heated for $35 a day. This house is beautifully decorated, spacious, and offers outdoor seating in both the front and back patios so that you can enjoy being outside. The front patio has seating for 6 and offers filtered sun through a pergola to stay warm in the winter. The back patio/yard is completely remodeled with beautiful hardscapes and softscapes. It gives stunning contrast of travertine tile with turf along the edges and the pool resurfaced with a Caribbean-blue mini pebbletech surface. A sunset swing (seats two) sets on the east wall of the back yard so that you are positioned to watch the sunset over the golf course viewing to the west. Just around the corner of the house is a small grilling area. The pool is about 6 ft deep in the middle but offers plenty of standing room as well as sitting room, either on the steps on in the two Adirondack chairs set on the Baja deck under an umbrella. (This is our favorite place to sit!) The outdoor living room area has a variety of seating options. And a wall-mounted 65" TV that can pivot to face the pool so that you can see the TV from inside the pool. Inside, the house is wonderfully furnished to be comfortable in every space. The dining room is an oversized room extending to pool table area. The kitchen and living room look out toward the golf course. The master bedroom offers a door to the back-yard and has an en-suite bathroom with two shower heads, a spacious walk-in closet, and a king bed. The 2nd bedroom is a bedroom converted into an office with a queen-murphy bed; this allows guests flexibility to have a workspace and/or a comfortable sleep space. The 3rd bedroom is bright and beautifully updated with a shiplap wall and remodeled reach-in closet, and sleeps a king bed We provide some basic house hold starter items to help get your trip started. House Rules

From November through February, please keep the pool cover on overnights or when not in use to help keep the water warm. STRICTLY ENFORCED COMMUNITY & HOUSE RULES: PLEASE understand, the following house rules are in place because if they are not followed, we WILL have problems with the neighbors + HOA and therefore so will you (our neighbor is a HOA board member). Offenses may result in our inability to continue hosting short term rentals. The following rules are strictly enforced; disobeying may result in withholding of your security deposit, additional fees, and/or eviction without a refund. NO PARTIES. QUIET HOURS AT 10pm (including weekends!). Voices carry and we are in a quiet community with permanent residents as neighbors who's homes are 10ft away on either side. PLEASE be respectful, always keep music down to conversation-levels and avoid shouting. Noise complaints from neighbors will be enforced. NO OVERNIGHT PARKING ON THE STREET Overnight is considered any time between 12:00AM midnight and sunrise. The community's property management inspects nightly and will issue fines for violations. This house can support 3 vehicles. Two (2) vehicles can park in the driveway, and one (1) vehicle can park in the garage. Any additional vehicles MUST be parked outside of the gated community overnight. YOU ARE RESPONSIBLE FOR TRASH AND RECYCLE BARREL PICK-UP DAYS. Please bring the black trash barrel to the street on Friday nights and return from the street on Saturday mornings. Bring the blue recycle barrel to the street on Tuesday nights and return from the street on Wednesday mornings. ONLY glass, cans, paper, and cardboard in the blue recycle barrel. Everything else goes in the black barrel. Do not bag recycled items. Automated reminders will be sent during your stay. COMMUNITY POOL RULES (Remember you can always use our private pool!) 1) Keep the gate closed and locked at all times. Please do not climb the fence. 2) An adult, age 18 years or older must accompany children 12 years or younger. NO LIFEGUARD IS ON DUTY. 3) Use of the pool is for homeowners, tenants, and guests only. 4) No diving, running, or rough housing allowed. 5) No alcohol permitted inside the fence. 6) No spitting. 7) No pets allowed inside the fence. 8) No glassware, bottles, etc. permitted inside the fence. 9) No bicycles, skateboards, skates or scooters of any kind permitted inside the fence. ADDITIONAL HOUSE RULES: ONLY TOILET PAPER should be flushed down the toilet. No wipes, feminine products etc. (If rule is not followed, guests will be liable for any plumbing bills, emergency plumbing equals $1,000!) Pool Rules: No diving. No glass. Host is not liable for injuries sustained by negligence or abuse of space. No food, red wine, or bright liquids by the pool (help us avoid permanent and ugly stains on our travertine!). Do not adjust pool pump valves or settings. If there is a problem, contact us with any questions. Please do not use the white hand towels to remove makeup (help us keep our soft and luxurious towels free of stains!) We provide black makeup towels in every bathroom for makeup removal. Please do not use bath towels at the pool. Guests are expected to bring or purchase their own pool towels. BREAKAGES We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it is minor, we usually won't charge. If it is a larger issue (e.g. the TV screen!) we would like to discuss the resolution with you before you leave to avoid any issues later. Thank you!

Other Details to Note

*Pool heating is NOW available! *Pool can be heated for $35 a day. June through September is monsoon season in Arizona. We try our best to keep the pool clear of debris and dust but cannot clean up after every storm. Monsoons bring in heavy winds (can reach 50 to 70mph gusts) and rain filled with dust from the air. If you stay at our house during monsoon season, there may be occasions where you arrive to a pool with debris and/or cloudy water depending on the timing of the storm, or if it storming on arrival. We provide pool supplies so that you can skim the pool as needed and may need your help keeping the pool clean if our pool cleaning company is unavailable helping other customers. The back yard is right next to tee #3 of the golf course. You will have plenty of people watching to do! Golfers tend to frequently say hi and complement the backyard so don't be surprised to strike up a quick conversation! While uncommon, golf balls can and do land in our back yard. Use the back yard at your own risk. The house can accommodate 3 cars. 1 in the garage and 2 in the driveway. Wifi speed is about 25mbps. The 2nd bedroom is a queen murphy bed and can function as a bedroom or an office. Washer and dryer and in the garage and available for guest use. The garage door is powered but must be opened and closed from within the garage. It does not have sensors to reverse the track, so please be mindful of any obstacles and/or watch for your children in the path of the door closing. The community HOA landscapers are at work on Mondays to take care of mowing and blowing off front yards and streets. It can get a little loud and dusty in front of the house as they're coming by but you'll probably hang out back anyway..

Neighborhood

We are located in a quaint and quiet gated community tucked inside of the Dobson Ranch public golf course. Inside our gated community there is a community pool but we also have a private pool in our backyard. Plan on golfing at Dobson Ranch? The entrance to the course is off of Dobson road. We recommend driving to the entrance as it's about a 1.1 mile walk from our house.

Guest Access

Guests have full access to the house. If you want to use the community pool instead of the private pool that is okay but you must respect the community pool rules.

We had a great stay at Jessica and Michael's place. Their home was very clean, just as described, and the heated pool was wonderful. The kitchen was very well stocked with everything you'd need to make any meal. The neighborhood was quiet and peaceful. I highly recommend staying here. Jessica and Michael we're very quick to respond and extremely nice. The pictures don't do justice for how beautiful the home is. We felt right at home with comfortable furniture, great bathrooms and extremely comfortable beds. We would definitely rebook if we come back to the area.

Just got in Michael we're fantastic hosts! their place was exactly as described. beautiful, peaceful and clean. their communication was fantastic and always appreciated. The week that we were here it was plenty hot outside so the pool was the perfect touch for relaxing and cooling off. It was also fun to chat with some of the golfers As They waited to tee off. All in all , it was the perfect place for us to relax carrying a mini vacation along with moving in our son to college. We can't wait to stay here again in the future!

Find us

Just about everything you would need for groceries, supplies, take-out food options, freeway access, and more is within a 5 minute drive from the house. Walking routes are plentiful through-out the Dobson Ranch community. It's about a quarter-mile walk to loop around the neighborhood inside the gated community and lovely for morning, afternoon, or night-time walks depending on the time of year. For longer routes just go outside of the gate and choose your own adventure! (Dobson Ranch is a large master community, our gated community is within the larger community) The city of Mesa offers bus nearby routes and the greater Phoenix area has a light rail system. These public transportation options (along with Uber/Lyft) can be helpful if you're attending a big local event.
